Guaranteed Returns from Rental Properties
ow you can get guaranteed returns from a rental property through a special program offered only by Tortoise I, LP.
Here's how it works:
- You buy a house from us under the program. You own the house free and clear except for whatever mortgage financing you have chosen to use.
- We guarantee you a lease at the specified rent starting ~30 days after closing.
- The guaranteed rent is after management fee, leasing fee, or other costs associated with acquiring the tenant.
- If the actual rent you recieve falls short, we pay you the difference each month. You do not worry about vacancies or short rents. You get your agreed rent every month.
- If the actual rent you recieve exceeds the guaranteed amount, we get the excess.
- If you want to terminate the rent guarantee and keep the higher rents, you may do so at any time.
- The lease and rent payments are in YOUR name, not ours--as is the title to the house.
- If/when the Guaranteed Rent Agreement terminates, the tenant is YOURS.
You know your cash flow even before you buy the house. Your guarantee is for a term of two years with renewals negotiated at the end of each term, unless YOU choose to terminate it sooner.

NOTE: the Guaranteed Return program is intended to remove much of the fear, uncertainty, and doubt that investors, particularly new investors, have about purchasing rental properties. Since a number of experienced investors who have greater confidence in the prospects for making a profit leasing these houses have requested a discounted price that excludes the guarantee, we have accommodated them with just such a pricing option. NOTE: As of this writing we have succeeded in getting rents higher than the guaranteed rent amount on every house sold with the guarantee and every owner of such houses has opted to terminate the agreement and recieve the higher rent themselves. That is what we intended. The guarantee amount is a very conservative rent projection that will yield a cash flow nonetheless. If you get higher rent, the cash flow is even better.
